    Year end update

As the year is coming to an end a brief update on the South shores progress is as follows:

Poipu Road has been mangled up all year, it has taken ages to get all the underground utilities in place. This mess will not be resolved for another few months. The dirt and blasting the rock crushing is still underway. There are so m and some  projects some are moving along smoothly others are not withstanding the test of time. Royal Palms has shut down,  not enough reservations to keep the building going on. The Koloa Landing is moving forward in full force. The Poipu Beach Estate lots will be ready to close on their reserved lots sometime in the spring. The Kukui'ula properties continue to be strong in sales and closings.

There is movement on the Koloa Creekside Estates and on the Shops at Koloa Town. Some of the Poipu Aina 1 acre parcels have gone under contract on the Bypass road.
The Wainani lots that surround the second half of the Kiahuna Golf course haven't done as well as expected.
I will guess it will be another full year of disorder before Poipu's beautiful South Shore is able to calm down into the wonderful beach town atmosphere that everyone comes here for.
Transition and Growth is a pain in the B---!

The Superferry has brought out the worst is some of our Kauai Residents, but gave us a reason to Bond as well. KNow the Big Koloa Trees will be cut on Jan. 2nd and I imagine people will be angry as well. It is a real shame how this senerio worked itself out. In laymans terms the Knudsen family estate laid out the plans for a shopping mall. The county turned it down stating that they couldn't remove the trees. The next step was that the Knudsen family estated laid out another plan for the shops and buildings but planning said no to this layout also because of the flood plain on the lay of the land. After all this the county missed one of their deadlines and the Knudsens got their permit through. The trees are on their way out. The County didn't work with the Knudsens and as we all know without communication the plans all go bad. But the sun is shining and the spirit of the Southshore is mostly positive. The ocean is warm and we are truly blessed.

    More later!
