ARE WE AT THE BOTTOM YET? 4.23.08
There are some very good deals out in the Kauai Real Estate Market at this time. And many Sellers “WANT” to sell. This is a change from a year ago. But the question still remains, maybe it’ll drop a little bit more?
I have clients that are poised to buy. They have found their perfect “fit” in the past couple of months. But after much consideration they are not sure that the price is quite right just yet. They will be back to Kauai to re-examine the market in the fall. We all want to get the best deal and to time the purchase to gain the maximum discounted price! This is the way Real Estate has always worked.
Since Kauai is such a unique place there are lots of “1 of a Kind” places. Even the slightest placement of a condo can make a big difference to each person, so wanting the best ocean view, some wanting the most privacy, closest to the parking, upstairs or downstairs. It’s such an individual decision to meet each persons needs. When the Buyer finds the property that matches their needs the balance between waiting for the perfect market and the perfect place is a matter of location and timing.
The investors make the bottom happen, just as soon as they say. Okay this seems like a great deal, I’m going for it! From there on it climbs again.
This is where my job gets tough! As your Realtor I will be watching and doing my best to gauge actions in the Real Estate Market. I will be very busy notifying my clients that it’s time to step up to the plate and act! If your agent isn’t thinking of you and staying in touch it may be time to consider me. As a seasoned Broker it is my job to keep you up to date and to be thinking about you and your best interests often.
