There are some SPECTACULAR sales prices on ffice:smarttags" />Kauai but very few Buyers to take advantage. The world economy is still lagging. The toll is evenly distributed and that gives the Buyers a strong arm approach in presenting offers to Sellers. Definitely a one sided Real Estate Market these days.
I have seen offers being accepted at least 25% off the list price and occasionally Being Accepted! What a switcheroo from the good ole days of 3 years ago.
I was recently reading a report on the Reno/Tahoe Real Estate Market. It said that the prices there today were relative to the prices in 2002. I don’t think the islands are quite that far down yet and hopefully we can start holding a constant and steady market over the next 6 months.
I have heard many times and from many real estate professionals that the Kauai/Hawaii market lags behind the CA market by approx 6 months. I’ve heard a few reports that California is getting better. I’m going to watch and see. It may be too soon to tell.
I will be going to a meeting where Paul Brewbaker, who is the Chief Economist for Bank of Hawaii, he will be speaking on August 7th. I will be updating this “blog” after his presentation so check back and see what he has had to say about the course of Real Estate in the near future.
For now, I have a condo that screams Location, Location, and Location! At Poipu Shores A102 listed for $799K!!! Amazing!!! I sold one in the Poipu Shores Condo’s 2 years ago for $1,245K!!!
I have a Nihi Kai Condo for well under $100K asking price from all the others in Nihi Kai at $638,000.
I am amazed and dazed at the prices. It’s definitely time to contact me and get to know what’s available and get ready because to buy now or soon may be the smartest move you’ve ever made financially.

There are sooooo many great Buys on Kauai right now. And everyone is still waiting for the Bottom. It’s getting to be like the ole days.

Happy New Year,
The real estate market in Kauai is off to a very slow start. The prices are still adjusting and sales are down just like everywhere else. With our new President's inauguration there is hope in the air. As everyone knows we that pay close attention to the real estate market can sense when the bottom of the market is near. I have been working alot with first time homebuyers now. The affordable housing for the middle working class is coming down. The long term condos in Lihue (Halelani Village) particulary are at an all time low. They are small two bedroom condos, some have small fenced yard and the monthly maintenance fees are relatively low for Kauai. The prices are $150,000 to $220,000. That is as affordable as it gets here on Kauai. Those that have been waiting to be able to afford to move into home ownership........NOW.........is the time. Call me soon, I'll help get you qualified.

There are some very good deals out in the Kauai Real Estate Market at this time. And many Sellers “WANT” to sell. This is a change from a year ago. But the question still remains, maybe it’ll drop a little bit more?

As the year is coming to an end a brief update on the South shores progress is as follows: Poipu Road has been mangled up all year, it has taken ages to get all the underground utilities in place. This mess will not be resolved for another few months. The dirt and blasting the rock crushing is still underway. There are so m and some projects some are moving along smoothly others are not withstanding the test of time. Royal Palms has shut down, not enough reservations to keep the building going on. The Koloa Landing is moving forward in full force. The Poipu Beach Estate lots will be ready to close on their reserved lots sometime in the spring. The Kukui'ula properties continue to be strong in sales and closings.

Aloha Everyone, I just had dinner with some very old clients who over the years have turned into treasured friends. Buz and Diana, I have met some of the greatest people just by doing my job!
This week has brought about some serious inquiries from Buyers on my listings. A few offers under consideration. I think that there are a few investors that are starting to “check out” the investment properties inventories.
Since the market has been sluggish the past several months there may be a new wave of sales coming our way. It would make sense that the market is getting ready to level after some downward trends.

Aloha and Mahalo to all of you that take time from your busy life to read my Blog!
This summer has brought about more changes all at once than I can remember. The Poipu we are all used to was mostly built in the late 70’s to early 80’s. Everyone was comfortable with the market, all the Realtors that had been around a little while knew their products. Some of these original condo projects and neighborhoods still have the best locations and some more affordable prices. I know these like the back of my hand.

Now that the holiday season is behind us the market is returning
to it's normal pace. Jan/Feb/March are the busiest months for Sales on
the South Shore, for Condos in particular, There are some great
listings out there this year.
